Jeffersonville has two distinct halves from a mechanical standpoint. Downtown, near the riverfront and the Big Four Bridge, the housing is old — nineteenth and early twentieth century, often narrow, tall, and converted to central air decades after construction. East toward Veterans Parkway and beyond, the development is recent, with conventional subdivision layouts.

Downtown work is largely about retrofitting comfort into buildings that resist it, and about mixed-use buildings where residential and commercial space share a structure. Newer areas are more about sizing, zoning, and balancing floors.

Downtown retrofits and mixed-use buildings

In older downtown housing, ductwork tends to be threaded through whatever space was available, with too little return air and tall rooms that stratify badly. Upper floors and converted attic spaces frequently have no service at all. Ductless zones handle those spaces without opening finished walls, and in mixed-use buildings the first task is usually determining which equipment serves which tenant, since that record is often lost.

Newer east-end construction

The subdivisions east of downtown are modern, tighter, and mostly two-story. The comfort issues there are the familiar ones: an upstairs that runs warm in summer, humidity that lingers when equipment is oversized, and zoning that either was not installed or is no longer working correctly. These respond to airflow and setup work more often than to replacement.
